Dual Key properties are a fantastic investment for property investors looking for a more affordable option to a duplex with similar cash returns.

A dual key property is similar to a duplex in that it provides the owner with two incomes under the one roof. Best defined as a house on one side with an annexed unit on the other – a co-joined version of a granny flat.

The configuration is usually 3 or 4 bedrooms one side, 1 or 2 bedrooms on the other. With independent access, parking, 2 fenced yards and an acoustically sound fire wall separating the 2 dwellings.

Whilst dual keys cannot be strata titled – you do however reap the benefits of 2 incomes with only one set of council rates.

Best of all – as dual key builds are purchased on 2 contracts – one for the land and one for construction, you only pay stamp duty on the land component which often reflects a saving of $10,000.
