DUAL INCOME PROPERTIES

Dual Key properties are a fantastic investment for property investors looking for a more affordable option to a duplex with similar cash returns.

A dual key property is similar to a duplex in that it provides the owner with two incomes under the one roof. Best defined as a house on one side with an annexed unit on the other – a co-joined version of a granny flat.

The configuration is usually 3 or 4 bedrooms one side, 1 or 2 bedrooms on the other. With independent access, parking, 2 fenced yards and an acoustically sound fire wall separating the 2 dwellings.

Whilst dual keys cannot be strata titled – you do however reap the benefits of 2 incomes with only one set of council rates.

DUPLEXES

Duplex properties are generally defined as 2 dwellings, often mirrored floorplans under the one roof. They are constructed with an acoustically sound, fire proof wall running through the building but from the front they offer the tenants 2 driveways, their own street address, 2 front doors and 2 letterboxes.

The benefit as an investment includes the fact that duplexes can be strata-titled and therefore one side sold off or both sides sold to 2 future owners. It provides investors who choose to hold the properties long-term positive cash-flow with 2 rental income streams.

The configuration really depends on the area demand, land size and council regulations but can be 3 or 4 bedrooms, with 1 or 2 bathrooms and garage.

Our experience has indicated that investors often building Duplexes have a equity in the property at the completion of the build.
