How can I make an enquiry – what is the next step?

What can I expect from your service?

We provide full property purchase-support. We are there for you from the initial brief until your first tenant moves in. Our support is here to eliminate the multiple contact points often involved in the buying process. You can expect exemplary customer services – we pride ourselves on it.

HOW DO BUYERS AGENTS WORK?

How can a Buyers Agent save us money?

Buyers’ Agents know and understand property. They have access to research software, have in depth knowledge of the market, zoning and council laws and work with a vast network of selling agents. 

Buyers’ Agents also know about property pitfalls, when property is overpriced or when the cost for renovations will over capitalise your investment. Buyers’ Agents don’t make emotive decisions but look to facts and market factors for decisions. They are skilled negotiators and save you time by narrowing down your property search. What price would you put on losing time every Saturday for 3 months queuing at open inspections only to be outbid at auction?

Who should use a buyers agent?

Anyone can and should use a buyers’ agent. It stands to reason that you would employ the services of a professional property expert when making such a huge financial outlay. Using a buyers’ agent is a growing concept to the Australian market. Buyers’ Agents save you time, money and stress; they have access to resources and networks that provide you with an advantage over other buyers in the market.

How are buyers’ agent fees payable?

APS offers a unique service system to our clients. The first level does provide property buyers with a fixed fee service. There is an initial engagement fee that has a success-only payment once you purchase. We provide a full buying project service where our fees are made payable by the builders we work with. If this is the style of investing you are seeking you will not be made to pay anything to us.

DUAL INCOME PROPERTIES

How come some builds have 2 contracts?

We source the land you are building on, then package this with a reputable builder who will build your property. Therefore the 2 contracts represent the land and the construction separately. This is often an advantage to our clients who then only need to pay stamp duty on the land component that can mean saving thousands.

What research is performed on the land and the builder?

We conduct a lot of due diligence on the land. Ensuring the scope of the land will not impact on the build price. We confirm it is not flood or bushfire affected and that it sits within a growth area with good access to schools, public transport and ongoing market rental demand.

The builders we partner with have been in the industry for decades. They hold all the right levels of insurances, history, reliable trades and fair-priced builds to ensure your product is market ready and on time.

Can I physically visit the sites?

Yes of course and we encourage site visits for all our clients. We will share progress images with you and provide ongoing updates throughout the build process.
